Designed by BDP Quadrangle, the Biglieri Group project at 1095 Kingston Road will require a zoning amendment for 1,492 units in a development with two buildings and four residential towers, each 35 storeys high.
The development, at the southwest corner of Kingston Road and Dixie Road, is located on the future Durham-Scarborough rapid transit line and is just down the street from another high-side development at 705 Kingston Road that will have five towers and 1,748 new residents.
There are nearly half a dozen projects along the corridor either already under construction or being planned, with several boasting residential towers over 50 storeys in height.
There are six delegations listed on the agenda, including two from residents concerned about traffic, parking, infrastructure support and building heights.

The developer is looking for a zoning by-law amendment to facilitate the redevelopment 1095 Kingston Road Ltd., currently occupied by a commercial building with multiple tenants, including PartSource, Tasco Appliances, Tile House, End Of The Roll Flooring Centre, and pickleball courts, among others.
Access to the property is proposed from one driveway on Kingston Road, near the northwest corner, and two driveways on Dixie Road.
An approximately 1,000 square metre privately owned, publicly accessible space is proposed at the rear of the property, with preliminary designs to include a children’s playground, water feature, dog run, seating areas, and landscaping.
A gateway plaza of approximately 367 square metres is proposed at the northeast corner of the property, adjacent to the intersection of Kingston Road and Dixie Road. The applicant’s preliminary designs for the plaza include a public art feature, seating areas, and landscaping.
No affordable housing units are proposed as part of the development, though nearly two-thirds of the units re expected to be one-bedroom apartments.
